Whether you are buying or a selling, a home warranty can keep home repair cost in check when you need fix or replace large ticket items like a heat system, the air condition system, a water heater, the electrical, the plumbing, etc. Most home warranties offer tiered plan so you can add appliances and other gadgets such as washer, dryer, refrigerator, oven, stove, garage door opener, etc. The plans are usually for the year and you pay a one-time fee for the insurance.  Most plans also have a deductible you will need to pay when you use the service. Prices for the yearly payment and for the deductible vary from company to company, so it is really important you compare not only the annual cost but all the different deductibles.

For sellers, some companies will let you sign up for the insurance while your home is on the market and defer cost to closing. They will fix or replace items under warranty if they break during this time. Then transfer the warranty to the buyer, possibly giving your home the edge over another.
